A conditional final lien waiver lets you waive your lien rights on the entire project—but only after you receive full and final payment, including retainage. It keeps your final billing moving without giving up leverage before the money lands.
This form protects you from waiving rights too early while still giving the GC what they need to process your final pay app. Missing or incorrect conditional final waivers can easily delay retainage or closeout.
