The State of Subcontractor Billing in 2026

On paper, subcontractors are in the building business. In practice, most are also running a bank—advancing capital on every job, carrying the risk for months, and collecting on repayment terms they didn’t agree to. In other words, subcontractors have become the largest lender in construction, run entirely by people who never applied for the job.
To understand just how much they’re carrying, we surveyed nearly 500 construction finance and operations pros to see how they bill, what keeps their payments from clearing, and how long it takes the money to come back.
The numbers bear it out: 92% of subcontractors floated payroll last year, and most still run this lending operation on spreadsheets and email. But the ones collecting fastest aren’t just waiting on GCs to improve. They’ve tightened the parts of the billing process they can control. This report sheds light on where those opportunities are and what subcontractors can do about them.
